Empty Rates Mitigation
Accurates is the specialist rates audit department within Colliers in the UK. We have our own dedicated empty rates team currently managing the mitigation of empty rates costs on 400+ properties (commercial, warehouse and industrial) throughout England, Wales and Scotland.
A client’s empty rates liability is mitigated by initiating a temporary, third party occupation in the property (or properties), via the use of a very flexible licence agreement. Our preferred third party for this is a technology company, who install digital wireless routers (each device is smaller than a notebook computer) in order to provide a private Wi-Fi network, which offers free access to an affiliated health and beauty retail site and limited access to the internet.
This method of mitigating empty rates liability is 100% legitimate and follows the leading cases of Sunderland City Council v Stirling Investment properties LLP (2013), Public Safety Charitable Trust v Milton Keynes Council (2013), and more recently Principled Offsite Logistics Ltd, R (On the Application of) v Trafford Council (2018). Our solution is proven, risk free and effective.
This is a complete outsourcing of the empty rates issue which is designed to free up members of the in-house team to concentrate on core business activities. Full project reporting both to the client and liaison with managing agents if required is part of the service.
